First Floor Plan

The first floor is occupied by mutiple retail tenants. Two accessible studio apartments were designed at the rear of the building.

Second Floor Plan

Each bedroom contains its own bathroom. The rooms share a common living room, kitchen and laundry.

Third Floor Plan

Each bedroom contains its its own bathroom. The rooms share a common living room, kitchen and laundry. A new stair was added to provide the required second means of egress.

The project consisted of constructing new apartments on the second and third floors of an existing mixed-use building. The first floor is occupied by multiple retail stores. The program required each bedroom to have its own bathroom while sharing a common living room, kitchen and laundry facilities. Two accessible apartments were added at the rear of the first floor.

The existing open stair between the second and third floors was enclosed while a new exit stair was constructed to provide a second means of egress from the upper levels.
